Owners of this property retained Charles Lester and Associates to work this project.   This property offers up to 120 spaces for tenants in a 22 building complex. We produced over 75 tenants in less than 18 months. The vacancy was 60% when we started and it now resides at market being about 93% leased.  The income level per month was raised $74,009.00, that’s over a $10M increase in property value at 9% cap.

Outcome

Property is now aligned with market and presents itself to investors with a more attractive income stream.

In 1989, Wells Fargo Bank directly hired Charles Lester to manage and lease space for their nearly vacant office showroom being 4 buildings. The spaces were average size 2000 sq. ft. and owner gave ample bonuses to us and the prospective tenants to bring the occupancy to 100% and sell.  Market conditions were very challenging.

In 2014 the current owner hired us when the project was 70% leased. We brought it up to 100% leased soon after it was assigned to our company and have leased twenty-five spaces in the last 18 months.

Outcome

We successfully leased the complex bringing the occupancy to 100% for owner.

 1989 ~ 1991

The Keado Corporation hired Charles Lester to lease and manage vacant space for their nearly vacant office warehouse visible from IH 635 in NE Dallas. Mr. Lester successfully leased out the entire complex to companies needing exposure to the high traffic count on IH 635. Market conditions were very challenging.

Outcome

Companies like PS Business Interiors, Discount Tire, Steelcase and other tenants occupied space and prospered enough to attract a buyer for the property. Mr. Lester sold the property to Cabot, a REIT recognized nationally for industrial portfolios.
